Key Responsibilities
- Conduct thorough research of public records, including deeds, mortgages, liens, judgments, and other legal documents to establish property ownership and identify potential title defects.
- Examine and interpret complex legal descriptions, surveys, and plats to accurately delineate property boundaries and interests.
- Prepare comprehensive title commitments, reports, and policies detailing property ownership, encumbrances, and requirements for clear title.
- Identify and resolve title issues, collaborating with attorneys, lenders, real estate agents, and other stakeholders to clear exceptions and facilitate closings.
- Maintain meticulous records and documentation throughout the examination process, ensuring compliance with state regulations and company policies.
